Prince's Lodge / Bedford South (Comprehensive Master Plan)
Project Description
The Prince’s Lodge/Bedford South Master Plan Area is a 907-acre development located in Halifax Regional Municipality (HRM), north of the Hemlock Ravine between the Bedford Highway and the Bicentennial Highway.
The project, involving eight landowners and developers, is the first in Atlantic Canada to balance so many private sector interests. The finished development will have a projected population of 17,000, representing 5000 dwelling units.
The Master Plan also contains a considerable commercial/residential and community/commercial areas, creating opportunities for homes and businesses to be in close proximity.
Services Provided
Terrain Group was selected in 1999 to complete a comprehensive Master Plan for the area based on HRM objectives and smart growth principles.
Using GPS technology to gather data, Terrain Group was able to identify and plan for unique physical and environmental features. The work program included a fully integrated analysis that took into account both public policy and private interests.
In cooperation with the Department of Transportation, the Department of the Environment, and all departments at the Municipal level, Terrain Group completed an evaluation of the existing natural features, a background analysis, complete Policy and Regulatory documents (MPS, LUB, Subdivision By-law), Concept Plans for the development, and a complete Cost-Benefit Analysis for trunk servicing infrastructure.
HRM is working with Terrain Group as a partner in the Master Planning process. The final documents will be used by HRM as the benchmark for future planning of this kind.
