Town of Bridgewater Water and
Wastewater Systems Assessment


Project Description
In the fall of 2003, the Municipality of the District of Lunenburg (the District) was involved in negotiations with a real estate developer, First Professional Shopping Centres Limited (First Professional) regarding the proposed development of a substantial retail and commercial complex to be located on a parcel of land adjacent to Highway 103 and Highway 10 (Exit 12) north of the Town of Bridgewater. The proposed complex was intended to include approximately seven major big box commercial structures with a total floor area of more than 290,000 square feet to be constructed over a two-year period starting in 2004. There is also a possibility that a 100-bedroom hotel may be added in the future. On behalf of the developer, First Professional, the District asked the Town of Bridgewater to consider provision of the necessary water and wastewater services for the proposed development.

Services Provided
The Town of Bridgewater contracted Terrain Group to complete an engineering assessment of the capacity of the existing water and wastewater systems within the Town to accommodate the long-term service requirements of the proposed development. In addition, Terrain was directed to consider the water and wastewater infrastructure improvements necessary to accommodate limited serviced residential development within the District of Lunenburg and adjacent to the development to a maximum of 300 homes.

The results of the assessment completed by Terrain have led to the design and construction of approximately $4M worth of regional water and wastewater infrastructure including reconstruction of the Aberdeen Booster Pumping Station; construction of a trunk water transmission main complete with two pressure reducing valve chambers; construction of 600 metres of public highway; and construction of an 18,400 gallon per day wastewater treatment plant. The ongoing construction of the regional water system extension above North Street has opened up higher areas of the Town and District to residential development with the potential to accommodate significant growth in the coming years.
