Canadian Tire Site Concept

Project Description
At the outset of this project, Canadian Tire Corporation (CTC) was intending to expand their operation in Gander, Newfoundland and required a new site. CTC retained Terrain Group to review the prospective site and provide a report outlining planning and engineering issues. This report proved to be an integral part of Canadian Tire’s due-diligence process.

Services Provided
In developing the report, Terrain’s planning and engineering groups were directly involved in researching the site and the appropriate regulations. Prior to any office research being initiated, a site visit was undertaken. The visit identified several issues, allowing the office staff to focus time and attention on the important ones. During the site visit, meetings were held with City officials and the Department of Transportation representatives. These meetings helped develop important personal contacts for the remainder of this project and for other new projects in Gander.

The final report identified opportunities and constraints associated with the site and the associated costs/savings. The final report addressed several areas of concern that needed to be investigated before a decision was made to purchase the land, in particular, limited access points, existing infrastructure across the site, and the presence of extreme amounts of peat material.

Stemming from the report, Terrain was hired to develop several conceptual site plans that worked within the constraints. Four development options were provided and CTC has opted to look for another site within Gander.
