Emmerson Business and Technology Park
Project Description
Canada Lands Company (CLC) has been involved with the urbanization development of vacant property within the heart of Moncton since 1997, and CLC recognized the opportunity to continue this role through the development of Emmerson Business & Technology Park. For this development, CLC and Giffels Enterprises Inc. have partnered to market and develop the 60-acre site.
Emmerson Park is located just minutes from downtown Moncton, with the gateway to the park at the intersection of Vaughan Harvey Boulevard and Millennium Boulevard. Once developed, the business and technology campus will accommodate in excess of 500,000 square feet of IT and customer service office space. AOL is a major tenant in the first 50,000 square-foot building, and a second 50,000-square foot building is currently under construction.
CLC has been recognized nationally and internationally for the redevelopment of these properties, including the Canadian Urban Institute 2002 Brownie Award and the recent US EPA Phoenix Award.
Services Provided
Terrain Group provided engineering services to CLC for an expansion to the business park that involved the extension of approximately 1,000 metres of new streets with full municipal services. Terrain’s services included pre-design reports, storm drainage analysis, water distribution system analysis, and detailed design of streets.
Terrain’s role continues today with ongoing survey and engineering work in support of the continued growth of the Technology Park.
Terrain also provided services to Giffels for the development of individual sites. Terrain’s services included conceptual site designs, site servicing and grading, underground electrical, underground gas, underground sprinklers, and construction review.
