Evergreen Village

Project Description
Terrain Group worked with the client to undertake the public planning process for a comprehensive development district project involving commercial, mixed residential, and institutional land uses. Detailed design of proposed lots, a new street, site services, and walkways were designed with attention given to the environmental protection of Morris and Russell Lakes, open space, traffic analysis, and the needs of Halifax Regional Municipality Fire Services & Real Estate Services for the new fire station. Streetscape design was of particular importance due to the land uses and geometry of the street. Street trees, varied front yard setbacks, and architectural design guidelines formed part of the Development Agreement. At the main entrance to the project, special landscaping and entrance sign design details were addressed.

Services Provided
Terrain Group provided the full range of planning, surveying, and engineering services for land development integrating the following components: Development Agreement process, concept plan design, topographic survey, site servicing, grading plans, intersection design with traffic signalization, erosion and sedimentation control plan, stormwater management for environmentally-sensitive lake area, subdivision approval process, stakeholder meetings, construction contract administration, service inspection, and project management. Computer modeling was used to create daylight lines to identify limits of site disturbance and protection of public and private open space.
