Former CN Shops, Moncton
Project Description
This urbanization development project covers 300 acres of vacant or leased properties within the heart of Moncton. Canada Lands Company (CLC) Limited has rejuvenated the former CN Moncton Shops and Moncton Garrison properties from being environmental “eyesores” to sought-after prime real estate.
Within the former CN Shops property, the City of Moncton and CLC have created the CN Sportplexe, a world-class sports facility that includes 16 sports fields and a 4-plex containing four hockey rinks. CLC also partnered with Giffels Enterprises Inc. to market and develop the 60-acre Emmerson Business & Technology Park.
CLC redeveloped the former Moncton Garrison, enabling the Royal Canadian Legion to find a permanent home with the reuse and revitalization of the vacant Garrison Officers Mess. The modern Veterans Special Care and YMCA facilities are also developing on the site, along with other private sector residential and institutional developments.
The third stage of this urbanization is the development of a modern residential community in the former Franklin Yard, comprising approximately 55 acres of land and situated between two distinctive Moncton recreational areas, Centennial Park and the CN Sportplexe.
CLC has been recognized nationally and internationally for the redevelopment of these properties, including the Canadian Urban Institute 2002 Brownie Award and the recent US EPA Phoenix Award.
Services Provided
Terrain Group has been involved with the urbanization development of these lands since 1991, initially with the development of Victory Industrial Park. This work involved the survey of over fifty leased sites for conveyance as freehold property. Initial boundary surveys were commenced on the former CN Moncton Shops and Moncton Garrison properties at about the same time. As the projects proceeded, surveys were performed in support of infrastructure locations and environmental assessments. Our role culminated with the subdivision work to create the CN Sportplexe, War Veterans Avenue, and Emmerson Business & Technology Park.
Terrain is also a member of the multidisciplinary design team tasked with performing comprehensive planning services for the residential development of the former Franklin Yard. Through this development, CLC and our team are introducing sustainable urban concepts into the Moncton residential market to meet a wide range of housing needs in the region. Terrain’s role also continues with ongoing survey and engineering work in support of the growth of the Technology Park.
