Franklin Yard
Project Description
Canada Lands Company (CLC) Limited has been involved with the urbanization development of vacant property within the heart of Moncton since 1997, and CLC recognized the opportunity to continue this role through the development of Franklin Yard into a modern residential neighbourhood. The Franklin Yard, which is central to Moncton, comprises approximately 55 acres of land and is situated between two distinctive recreational areas, Centennial Park and the CN Sportplexe.
CLC started the planning process by involving the public in a design charette. This process called for the development to have unique social and community characteristics not often found in the centre of an urban community, including the need to develop the neighbourhood and its amenities in a manner that ensures quality sustainable development and provides environmental stewardship. In particular, the property lends itself for use as a walking neighbourhood and a multi-use pedestrian cross-link that joins various nearby amenities.
CLC has been recognized nationally and internationally for the redevelopment of these properties, including the Canadian Urban Institute 2002 Brownie Award and the recent US EPA Phoenix Award.
Services Provided
Terrain Group is a member of the multidisciplinary design team tasked with performing comprehensive planning services for the residential development of the Franklin Yard. Through this development, CLC and our team are introducing sustainable urban concepts into the Moncton residential market to meet a wide range of housing needs in the region. This planning philosophy refers to development principles and planning policies and practices that lead to, or result in, a more efficient and environmentally sensitive use of land. The philosophy works with the natural terrain of the site and recognizes unique physical and historical features. This “Smart Growth” approach maximizes the utilization of infrastructure before funds are expended to increase them or extend them.
Terrain has provided a wide range of services on this project, including input to the development and approval of the required zoning documents. For the zoning process, Terrain met with City staff and provided presentations to the Greater Moncton Planning District Commission and the City of Moncton Council. Surveying services include boundary surveys, infrastructure location surveys, and topographical and lay-out surveys. Engineering services include conceptual site servicing design, design reports, sanitary servicing remediation and extension, storm drainage assessments, water distribution system analysis, and detailed design of the streets and services.
