Kingswood Area Large Scale Residential Development

Project Description
The Hammonds Plains corridor of Halifax Regional Municipality (HRM) has experienced the lion's share of the Municipality's growth over the past ten years. Terrain Group has provided planning, engineering, surveying, and permitting services for Kingswood on the Lakes, Kingswood West, Queenswood, and Blue Mountain Estates developments. These developments encompass over 1500 acres of land, and since 1991 have grown to become a suburban community with over 2000 residential building lots.

All lots required the design of on-site sewage disposal systems with approximately 70% of the lots serviced by a central potable water supply. The remaining lots are located outside Halifax Regional Water Commission's Water Service District and are therefore served by individual wells.

Services Provided
Terrain Group was selected to provide detailed master planning, on-site sewage disposal investigations, street design, lotting, and water system design services. As part of the project management on these developments, Terrain Group staff liaised with HRM and provincial regulators as part of the permitting requirements. Construction review and contract administration services have also been part of the work scope. Water system modelling by computer for the combined area was completed in great detail to provide detailed information on the limitations of the public system and identify the work required to increase the system's capacity. The existing transportation system was upgraded to include two left turn lanes for access to the development.
