Village of New Maryland Municipal Plan Review

Project Description
Terrain Group was retained by the Village to review and revise the Municipal Plan and associated development by-laws. These new documents replaced the Village’s former Municipal Plan, Zoning By-Law, Subdivision By-law, and Building By-Law. They address the community’s growth potential and provide tools for accommodating future development.

Services Provided
As a basis for the new Municipal Plan, a Background Report was prepared outlining existing conditions and past trends in the Village. This document covered issues such as population growth projections, existing Village services such as infrastructure and fire protection, and recommended land use policy changes.

Community Consultation over the course of the project included individual stakeholder consultations and two Public Open Houses in addition to the required adoption process outlined in the Community Planning Act. Throughout the project, meetings were also held with the Village’s Planning Advisory Committee.

The final documents incorporate the Village’s vision for future development. Policies to guide future growth are contained in the Municipal Plan, with detailed regulations contained in the associated by-laws. Design guidelines were also developed and incorporated into the zoning by-law to provide standards for new commercial and multiple unit residential development.
