Paddler's Cove Condominium Development
Project Description
J & J Developments hired Terrain Group to assist in the development agreement process with Halifax Regional Municipality (HRM) to enable construction of a 7-storey, 38-unit (including 2 penthouse units) condominium overlooking Lake Banook in Dartmouth, Nova Scotia.
Services Provided
Terrain’s planning group assessed the municipal zoning requirements and planning policies for the proposed development. Through discussion with HRM planning staff, it was determined that a development agreement was necessary. Terrain planning staff was responsible for the application submission to HRM, as well as guidance of the project through the public planning process. Terrain represented the client at the public participation meetings and had a presence at all meetings with various approval agencies, stakeholders, and municipal council. This intensive process included completion of a traffic study, an archaeological study, and a wind impact study. Terrain planning staff assisted in the execution of these various studies and provided extensive liaison with the client, subconsultants, and municipal staff for this ongoing project.
Terrain’s engineering department undertook the detailed engineering design that was a requirement of the development agreement process. A site servicing and grading plan, a sedimentation and erosion control plan, and a stormwater management plan were prepared.
Terrain’s surveying department completed a topographical and boundary survey on the property, and the information collected was used as a basis for the engineering detailed design of this site.
