Royale Hemlocks Condominium Site

Project Description
The Royale Hemlocks condominium site project involved development of approximately 20 acres of property on Larry Uteck Boulevard. This project, which was part of the larger Royale Hemlocks multi-use development, will consist of six buildings with approximately 400 units. The development is situated at the front of the larger Royale Hemlocks development and has impressive views of Halifax Harbour.

Services Provided
Terrain Group provided a full range of planning, surveying, and engineering services for this project, including: preparation and amendment of a development agreement, concept plan design, view plane analysis, 3-D modelling of the site and buildings, topographic survey, legal survey, site servicing design, site grading design, mass cut and fill volume estimations, stormwater management design, sanitary sewer system modelling, water system modelling, construction review, and as-built package preparation. As the buildings are being constructed, Terrain is also providing condominium survey services. This dynamic project demonstrated Terrain’s ability to be flexible and react quickly to changes during the course of the project.
